Use this calculator to divide your Net Operating Income (potential rental income) into the Total Debt Service (aka the mortgage payment with taxes, insurance, HOA fees). This will give you an idea if you can do a DSCR loan, also known as an investor cash flow loan.

What is a DSCR Loan?

A DSCR Loan is a loan for investor purpose only. So if someone wanted to buy an investment property and not use any income docs, debts against them, etc., this is the ticket. You simply get an appraisal on the property and have the appraiser put what he/she thinks they can get for monthly market rent. We use the following DSCR ratio (below) to see if you can qualify. Typically 20% down and at least a 640 credit score is required. You can close these mortgages in an LLC.
